7 Ways to Maximize Your Curb Appeal and Attract Buyers

Living in the mountains of Sun Valley, ID, grants us beautiful seasons, but there comes a time (especially in the spring) when a little extra attention to detail can make or break the first impression of your home.

As the snow melts, the dead grass starts to peek through, "gifts" from the wandering neighborhood dog start to emerge, and buildup on the windows starts to become a film. So if your house is on the market, or planning to come on the market, here are 7 Quick Tips we have for updating the drab curb appeal that winter has left behind:

1. Pick Up Unwanted "Gifts"
We cannot stress this enough. Even if you do not own a dog, take a look around your yard as every neighborhood has a "wandering dog". We would like to believe that all dog owners pick up after their dogs, but since this is not the case, do a quick sweep of the yard and clean it up.

2. Wash the Windows
Put a little sparkle back into the eyes of your home. Make sure to clean the interior and exterior windows and, if possible, hire a professional.

3. Sweep the Decks
Before you get to the yard, clean off your decks and railings with a quick sweep.

 


4. Rake Your Yard
As many times as you raked your yard last fall, there will always be those pesky leaves that come down with the snow. This will also help with the "wandering dog" gifts.

5. Clean Out Your Garden Beds
Even though the ground is probably not soft enough to plant yet, your perennials will be popping up soon, so give them room to breathe.

6. Bring Out the Potted Plants
Keep a couple potted plants on your front porch that are easy to bring in and out of the cold. A pop of color will immediately catch buyers eyes as they pull up to visit and tour your home.

7. Take Out Your Patio Furniture
What better way to get ready for spring and summer than to get the patio furniture out to showcase the outdoor living areas your home possesses.

Is Sun Valley real estate still a bargain?

So the time has come to start shopping for your dream vacation ski home; the market seems to be coming back and you want to take advantage of pricing and interest rates before they increase again.  Where will you buy? Sun Valley, Aspen, or maybe Jackson Hole? All of these resorts have their own great qualities and will provide a great second home location wherever you choose.

How do the list prices compare between these different resorts?

We did a study in our office regarding condo pricing in the neighborhoods in Jackson Hole (Teton Village), Aspen (Core) and Sun Valley (West Ketchum). Here is what we found:

The West Ketchum area of Sun Valley Resort, which is the residential area next to River Run ski area, offers great value for condos near the chair lift when compared to similar locations in Jackson Hole and Aspen.

The overall average list price for condos currently listed is $523,720 in West Ketchum versus $731,000 in Teton Village (Jackson Hole), and $707,000 in the Aspen Core.  For instance, when looking for a three bedroom condo, there is nothing under $1,000,000 in the Aspen Core.  The average list price in Teton Village is just under $947,500, and the average list price is $683,000 in West Ketchum (Sun Valley).

Easter Weekend Filled with Spring Skiing, Dollar Dayz and a Pond Skim

If you missed last weekend in Sun Valley, you really missed out. Not only were temperatures PERFECT for spring skiing, the pond skim event at Dollar Mountain really gathered a crowd.

Every year "Dollar Dayz" (which happens on Dollar Mountain's closing day and includes the pond skim event) brings out people and characters of all ages. Winnie the Pooh and Tigger were in attendance, as well as a visit from the Easter Bunny!
