The Advocates: Carbonate Hill Climb

Join us in supporting The Advocates during the annual Carbonate Hill Climb, this Saturday April 27th at Hop Porter Park in Hailey, ID. The climb is meant to increase awareness of sexual assault prevention.

"The Advocates envisions a compassionate community, free from emotional and physical abuse. To reach our goal, we teach people of all ages how to build and maintain healthy, positive relationships with peers and partners. We accomplish this through education, shelter and support services. Get help or get involved - together, we build safe lives."

The climb is a family friendly event, which includes a race up Carbonate Mountain (a popular hiking trail) and a barbecue. Come help us support this wonderful organization!

Falling Real Estate Inventory in Sun Valley and Ketchum, Idaho

The number of Sun Valley properties actively listed for sale is down 17% from the same time last year. This is the lowest amount of inventory we have had on the market since 2005.

For example, in March of 2011, there were 168 condo/townhouses in Ketchum listed for sale, today that number is 96, a 42% reduction.  In Elkhorn there were 105 condo/townhouses listed in March 2011, today that number is 63, a 40% reduction in inventory. Because new inventory coming on the market is about par this year as it was last year, this decrease in inventory is a direct result of the increasing momentum of closed transactions, up 48% in 2012 over the previous year.

Typically, we see a slight increase in inventory before the summer selling season. And since we have yet to see substantial price appreciation in the Sun Valley market, now is a great time to purchase your place in the sun.

7 Ways to Maximize Your Curb Appeal and Attract Buyers

Living in the mountains of Sun Valley, ID, grants us beautiful seasons, but there comes a time (especially in the spring) when a little extra attention to detail can make or break the first impression of your home.

As the snow melts, the dead grass starts to peek through, "gifts" from the wandering neighborhood dog start to emerge, and buildup on the windows starts to become a film. 1. Pick Up Unwanted "Gifts"
We cannot stress this enough. Even if you do not own a dog, take a look around your yard as every neighborhood has a "wandering dog". We would like to believe that all dog owners pick up after their dogs, but since this is not the case, do a quick sweep of the yard and clean it up.

2. Wash the Windows
Put a little sparkle back into the eyes of your home. Make sure to clean the interior and exterior windows and, if possible, hire a professional.

3. Sweep the Decks

Is Sun Valley real estate still a bargain?

So the time has come to start shopping for your dream vacation ski home; the market seems to be coming back and you want to take advantage of pricing and interest rates before they increase again.  Where will you buy? Sun Valley, Aspen, or maybe Jackson Hole? All of these resorts have their own great qualities and will provide a great second home location wherever you choose.

How do the list prices compare between these different resorts?

We did a study in our office regarding condo pricing in the neighborhoods in Jackson Hole (Teton Village), Aspen (Core) and Sun Valley (West Ketchum). Here is what we found:

The West Ketchum area of Sun Valley Resort, which is the residential area next to River Run ski area, offers great value for condos near the chair lift when compared to similar locations in Jackson Hole and Aspen.

The overall average list price for condos currently listed is $523,720 in West Ketchum versus $731,000 in Teton Village (Jackson Hole), and $707,000 in the Aspen Core.  For instance, when looking for a three bedroom condo, there is nothing under $1,000,000 in the Aspen Core.  The average list price in Teton Village is just under $947,500, and the average list price is $683,000 in West Ketchum (Sun Valley).

Easter Weekend Filled with Spring Skiing, Dollar Dayz and a Pond Skim

If you missed last weekend in Sun Valley, you really missed out. Not only were temperatures PERFECT for spring skiing, the pond skim event at Dollar Mountain really gathered a crowd.

Every year "Dollar Dayz" (which happens on Dollar Mountain's closing day and includes the pond skim event) brings out people and characters of all ages. Winnie the Pooh and Tigger were in attendance, as well as a visit from the Easter Bunny!
